Why flat roofs need a different approach

Low-pitch roofs, balconies and podium decks rely on a continuous waterproof membrane rather than overlapping tiles or sheets. When that membrane cracks, lifts or blisters, water can travel underneath and appear well away from the original fault. Most problems we see trace back to poor falls, blocked outlets or tired detailing around upstands and penetrations.

Systems we install

We choose a membrane based on the substrate, roof traffic and how the building is used:

  • Torch-on membranes – tough, two-layer bitumen sheets suited to concrete roofs with plant and service traffic.
  • Liquid-applied membranes – seamless coatings that handle complex shapes, balconies and lots of penetrations.
  • Reflective coatings – used over sound membranes to reduce heat build-up in summer.

Fixing the cause, not just the surface

A new membrane on a roof that still holds water will age early. Before we waterproof, we look at how water leaves the roof. That can mean building up screeds to create proper falls, enlarging sumps, adding overflows so a blockage cannot flood the building, or upsizing rainwater heads that cannot cope with summer storms.

Commercial and residential work

Much of our flat roof work is on Canberra offices, shops and apartment blocks, where we work with property managers and plan around tenants. We also waterproof residential balconies and decks above living areas, where a small failure can damage ceilings below.

Each job finishes with a written record of the system used, photos of key details and a maintenance checklist so outlets stay clear between inspections.

What's Included

  • Moisture and adhesion testing of existing surfaces
  • Two-layer torch-on bituminous membranes
  • Liquid-applied polyurethane and acrylic membranes
  • Screeds and tapered insulation to correct falls
  • New sumps, rainwater heads and overflows
  • Balcony, podium and planter box waterproofing

Why It Matters

Fewer tenant disruptions

A sound membrane stops the slow leaks that damage ceilings, fit-outs and stock in offices and shops below.

Water goes where it should

We fix the falls and outlets, not just the surface, so water drains away instead of sitting on the roof.

Right system for the roof

Torch-on, liquid-applied and sheet membranes each suit different substrates. We recommend based on what is there now.

How the Job Runs

  1. Step 1: Survey the roof

We map ponding areas, check outlets and test the existing membrane to decide whether to overlay or strip back.

  2. Step 2: Prepare the substrate

Loose material is removed, cracks are repaired and falls are corrected so the new membrane has a sound, well-drained base.

  3. Step 3: Apply the membrane

We lay or apply the chosen system with reinforced details at upstands, corners, penetrations and outlets.

  4. Step 4: Flood test and document

Where suitable, we flood test the finished area and supply a written record of the system, products and warranty.

Materials We Use

  • SBS-modified torch-on membrane
  • Liquid polyurethane membrane
  • Acrylic reflective roof coating
  • Cement-based levelling screed
  • Stainless steel and PVC drainage outlets

Flat Roof Waterproofing: Common Questions

Sometimes. If the old membrane is well bonded and dry, an overlay can work. If it is blistered or holding water underneath, it must come off first.

Small puddles that dry within a day or two are common. Water that sits for longer shortens membrane life, so we correct the falls or add outlets.

Yes. We schedule noisy and odorous work around tenants and use cold-applied systems where torch work is not appropriate.
