Most leaks start small

Water stains on a ceiling, a damp patch in a cupboard or a drip during heavy rain usually point to one failed component rather than a failing roof. A cracked tile, a lifted flashing or a perished seal around a flue can let in a surprising amount of water. The sooner it is found, the less plaster, insulation and timber gets damaged.

Our two-person repair crews are set up to diagnose and fix the common causes on the first visit. Most jobs are completed the same day.

Where we usually find the problem

Canberra roofs go through hot summers, hard frosts and the occasional hailstorm, and that cycle wears out the same parts again and again:

  • Ridge capping – the mortar bedding cracks and lets wind-driven rain in under the caps.
  • Valleys – leaves and debris collect in valley irons, causing overflow or rust.
  • Flashings – apron and wall flashings lift or come away from brickwork.
  • Penetrations – seals around vents, flues and aerials perish in the sun.
  • Broken tiles – often from foot traffic, falling branches or hail.

How we approach a repair

We look at the roof from above and below. Checking the roof space lets us follow water stains on the sarking and timbers back towards the source. Where the cause is not obvious, we run a controlled water test.

Once found, we replace like for like where we can. That means matching tile profiles, using the right flashing material for the situation and sealing penetrations with products designed for roofing, not general-purpose sealant.

Honest advice on what comes next

Sometimes a repair is a stopgap. If we find widespread wear, we will explain the options, from targeted repairs through to restoration or replacement, and leave the decision with you. Every repair comes with a written summary and photos, so you have a record for future maintenance or an insurance claim.

What's Included

  • Water testing to trace hard-to-find leaks
  • Cracked and slipped tile replacement
  • Rusted or holed metal sheet replacement
  • Valley iron and apron flashing repairs
  • Ridge capping re-bedding and flexible re-pointing
  • Resealing of roof penetrations and flues
  • Box gutter and overflow checks

Why It Matters

Stop the damage early

A small leak left for a season can stain plaster, soak insulation and rot battens. Fixing the source quickly keeps the repair bill small.

Repairs that match

We carry common tile profiles and Colorbond colours so replacements blend in rather than standing out on your roofline.

Clear photo reporting

You get before-and-after photos of every repair, so you can see exactly what was wrong and what we did about it.

How the Job Runs

  1. Step 1: Book and describe the leak

Tell us where water is appearing and when, such as during heavy rain or only with wind from a certain direction. It helps us narrow the search.

  2. Step 2: Trace the source

We inspect the roof surface and the roof space, then water-test suspect areas. The drip on your ceiling is often metres from the actual entry point.

  3. Step 3: Repair and test

We replace or reseal the failed component and re-test where practical to confirm the leak has stopped.

  4. Step 4: Report back

You receive photos and notes on the repair, plus any other issues we spotted so you can plan ahead.

Materials We Use

  • Concrete and terracotta replacement tiles
  • Colorbond and Zincalume steel sheet
  • Flexible pointing compound
  • Lead and aluminium flashing
  • Neutral-cure roofing silicone

Roof Repairs: Common Questions

Usually, yes. Wind-driven leaks are common in Canberra. Telling us the wind direction and rainfall when it leaked helps us reproduce the conditions with a hose test.

We keep common concrete and terracotta profiles on hand and source second-hand tiles for older roofs. New tiles may look brighter at first but weather in over time.

If tiles are crumbling across the whole roof or sheets are rusting through in many places, we will tell you. In that case a restoration or re-roof is usually better value.

Roof Inspections

Detailed condition reports for buyers, owners and property managers.

Tile Roof Restoration

Cleaning, re-bedding, re-pointing and coating to extend the life of a sound tiled roof.
