When repairs stop making sense

Every roof reaches a point where patching costs more than it saves. Signs include tiles that crumble when walked on, steel sheets rusting through at laps and fixings, sagging rooflines and leaks that return in new places after each repair. At that stage a full re-roof is usually the more economical choice over the next twenty years.

What a re-roof includes

A re-roof is more than new tiles or sheets. We strip back to the frame, which gives us a rare chance to check and fix what sits underneath:

  • Rotten or undersized battens are replaced.
  • Sagging rafters are packed or straightened.
  • New sarking goes down to manage condensation and stop dust.
  • Insulation blankets can be added under metal roofing.
  • Ventilation is improved to vent hot air from the roof space.

Choosing your new roof

Many Canberra owners replace concrete tiles with Colorbond steel because it is lighter, quicker to install and suits bushfire-prone blocks. Others prefer to keep a tiled look, particularly on older streets. We will show you samples, explain the weight and cost differences and help you pick a colour that works with your brickwork, gutters and fascia.

Working around your home

A five-person crew lets us strip and re-cover quickly. We plan each day around the forecast and never leave a section open overnight. Skip bins, scaffolding and deliveries are coordinated with you so driveways stay usable where possible.

At handover we clean gutters, run a magnet over garden beds for stray screws and provide warranty documents for both workmanship and materials.

What's Included

  • Full strip-out with skip bins and site clean-up
  • Asbestos identification and referral to licensed removalists
  • Batten replacement and roof frame straightening
  • Reflective sarking or anti-condensation blanket
  • New valleys, flashings, gutters and downpipes on request
  • Ventilation upgrades during installation
  • Weather-watch scheduling so the roof is never left open overnight

Why It Matters

A clean slate

Replacing the whole system resets the clock on tiles, sheets, flashings and fixings at once, instead of chasing one repair after another.

Better comfort

New sarking, insulation blankets and ventilation make a noticeable difference to summer heat and winter heat loss.

Choice of material

Stay with tiles, change to steel or choose a lightweight option. We explain the trade-offs in weight, cost, look and maintenance.

How the Job Runs

  1. Step 1: Site measure and quote

We measure the roof, inspect the frame from the roof space and provide a written, itemised quote with material options.

  2. Step 2: Plan the works

We book scaffolding or edge protection, order materials, check the forecast and confirm start dates and access with you.

  3. Step 3: Strip and install in sections

The old roof comes off one section at a time. Each section is re-battened, sarked and covered before we move on, so your home stays protected.

  4. Step 4: Finish and hand over

We fit flashings and trims, clean gutters and the site, then walk you through the finished roof and your warranty paperwork.

Materials We Use

  • Colorbond steel sheeting
  • Concrete roof tiles
  • Terracotta roof tiles
  • Architectural shingles
  • Reflective foil sarking
  • Pine and steel roof battens

Full Re-Roofing: Common Questions

Yes, in almost all cases. We work in sections and close up each one before we leave for the day. Expect noise and some dust in the roof space.

Some older Canberra homes have asbestos cement sheeting or flues. We identify likely material during the quote and arrange a licensed removalist before our work starts.

Most like-for-like replacements do not, but heritage-listed properties and some estates have controls. Check with the ACT planning authority or your body corporate first.

Metal Roofing

Lightweight, fire-rated steel roofing in a wide range of profiles and colours.

Roof Inspections

Detailed condition reports for buyers, owners and property managers.

Gutters & Downpipes

New gutters, downpipes and guards sized to handle Canberra's summer downpours.
